We just finished up our last project in OC and looking for our next flip, preferably single family.

Does anyone have strategy recommendations for purchasing multi-family properties with zero-low downpayments?

If you visit, you will see many commercial developments in the city and new single-family homes continuing to be built in the suburbs.

Also, how do the photos look?

I have found that multifamily properties tend to cash flow better than the single family homes. 

Even if the law doesn't require sharing photos, you may want to send a few just to prove you have evidence.

The fact that it's a family member does not make it illegal.

Could be self inspection (photos) but it's not uncommon and most are done by third party inspection companies.

Had a somewhat disappointing experience with a guru* and now I want to focus on learning commercial and multi-family without wasting money on coaches/gurus.
