I'm a "newbie" but wanted to get some insight and perspectives from other areas of the country.Here in Cincinnati we have a neighborhood in the metro area with explosive apartment/condo growth.  

Your insurance might not cover a garage fire/explosion spreading to the attached house, and the heirs will be on you for his wrongful death.

Bradford has grown at an explosive rate, and it is amazing.

We lived 4 houses away from the PG&E explosion and were home at the time it occurred.  

My real estate agent told me that Onslow County has a moratorium on new mobile homes (which would explain the explosion in RV parks).

(a) If a condition results from an insured casualty loss, such as fire, smoke, hail, explosion, or a similar cause, the period for repair does not begin until the landlord receives the insurance proceeds.

I live in Austin and within 5 miles of downtown center you are looking at California pricing (hard to cash flow positive), lucky for me I have several duplexes bought before the price explosion.  

I took it again at CTAR again several years after that with the intent of getting my license and the packaging company I run went through an explosive growth period requiring my time and attention.

The big issue I see is the explosion of out-of-state investors who are trolling the Indy market, trying to jump in.
