It's a simple explanation that if I have to go to the bank on it, via rates what they are etc this is what's left for them.

This isn't a foolish line in the sand that I'm drawing, I'm dealing with a pattern of unfulfilled promises, unresponsiveness, and delays without even an attempt at explanation that put me in the position of having to act as if nothing being said is real.

Also, having a rehab budget already laid out with explanations on how you got the numbers would help and is definitely a plus when I look at deals even though I typically wont use their numbers it at least shows a little more effort.
