At $1350 rent:- sustained maintenance/cap ex will far exceed 10%- I will be surprised if you can find someone to manage this one unit at $108/month.  

the event i went to in tampa last year at a resort had security but I think the other Mendenhall brother that no longer works there oversaw it they seemed professional and were ex military type guys..two k9 dogs were there. 

With my own portfolio I generally underwrite with 10% for repairs, 10% for cap ex, 5 percent for vacancy.

It was in response to a potential emergency situation (ex: a water heater in one of my units was leaking and they paid a little over $2,000 for replacement).

One of the larger ex-pat directed real estate investment communities here in Japan targets all-cash buyers. 

We've had tenants complain once or twice that something is not done fast enough but if it's not an urgent need, we just tell them to wait (Ex - an outlet not working). 

By the time you factor in insurance and any cap ex....it's already a loser...even if you aren't carrying a mortgage.  

I’m looking to do a 1031 Ex w 300k down and 650 purchase price can anyone suggest areas that might cash flow w these numbers ???

If you are vetting large-scale multifamily or commercial, you can do a bit more on spreadsheets, but still it would not be relevant without knowing the potential cap ex.
