It seems to me like Cuyahoga County loves taxing investors so I always err on the side of caution with property taxes.

The quitclaim deeds erroneously indicate that the heirs received unbiased counsel regarding their options (but sheer ignorance may account for their approving that statement).  

Also might be worth while to comb through the details of your credit reports to ensure there aren't any erroneous claims on there.

However if there are specific codes or regulations pertaining to the definition of a bedroom then they would most likely dismiss the appraisal as erroneous. 

In my region, rents actually did NOT decrease during that time, but I still build in an assumption that they would decline in lockstep with the pricing to err on the side of caution.

Please don't perpetuate this erroneous definition.To be a good operator, you provide a safe, clean, sanitary, well-maintained property at affordable rents, AND you screen and only retain tenants who abide by your rules and treat the property and neighbors respectfully.

Don't use ESA support websites to get the rules either, as they for obvious reasons don't mention the exemptions or do so erroneously.  

After giving them a notice to vacate premises, they have repeatedly called/texted me with which I believe are erroneous claims. 

For the ones that I can't get good data, I expand time frame or search criteria  and then usually use the lowest comp to err on the side of caution.

Also, a reason not to accept a security deposit from a nonprofit or social service agency is because if you get into a conflict with the tenant, the organization will "advocate" for them, including legally, and may be quite absurd (and incorrect) about the level of "rights" they claim for the tenant, and this is super stressful, and also, now you have a very entitled tenant who thinks you're obligated to put up with all sorts of awful behavior- because they've been erroneously led to believe that they have excessive "rights."
