I can see your point, but time and again I've seen desirable cities with heavily entrenched NIMBY (Not In My Back Yard) populations that purposefully keep antiquated zoning policies in place in order to halt development, even well thought/planned development.

This is one of the oldest stories in the book... entrenched interests fighting technological advances that threaten them but offer most people more efficiency and better product for a cheaper price.

Brandon Turner the folks I get my appraisal work from are very entrenched, all with 25+ years experience, so there volume has been level.

The problem, as the Japanese can attest to, is that deflation is excruciatingly difficult to get rid of, once it has become entrenched.
