I guess it's just too many factors to consider and it easy to get overwhelmed and cannot get accurate info and estimation when I conduct analysis (ex. property tax rate, insurance, maintenance fee, rent, repair, closing cost, etc.) 

Now with this one, we add on an extra layer of suck as this business plan is to take a business model that already attracts bottom of the barrel tenants and literally lasers in on the lowest quality human beings one can possibly work with.I wouldn't have a problem with the idea of continuing to punish rapists by fleecing them for extra rent money since they have no other options if it made a ton of money and was easy.

They can move like that when they become uncapped, but it's pretty easy to get within about 5% of what that uncapped value will be before purchasing. 

And easy for us to fulfill 1031 exchanges now. 

Cold calling, direct mail, negotiating with sellers, and handling all the legwork isn’t easy, and many investors would rather focus on rehabbing, renting, or flipping instead of spending hours hunting for deals.

We currently use Visio and Easy Street for our STR deals.
