There's some hardwood floors, marble fireplaces, premium carpet, furniture, bay windows, custom drapery, crown molding... a lot of things a bunny could find nasty.My deposits are about half of one month's rent.

I put up heavy-duty drapery rods with cheap grommeted curtains.

Anything like furnishings, draperies, etc. need to go.

Bad idea, they are harder to clean, and when broken impossible to repair.I have also done drapery rods and brackets only, and leave the actual curtains to the tenants. 

Think about any fabric left in the house- drapery, even a simple towel, can make the house smell so make sure that you are looking for those items too.

@John Draper I am a buy and hold investor in Birmingham and my advice is to hold any investment real estate you own in an LLC.
