I would go with option D  or B if you really want dimmers, in my state you can't even get incandescent unless you really look for it, and whoever is paying the power bill will most certainly appreciate LED bulbs.

I don't think its wise to buy D or C and think your going to sell to homeowners I know there are companies that make a living doing that in Texas but most areas of the country just won't work you trying to sell to a renter.. homeowners don't want to own these homes.

Also, "Class C" is a catch all for sellers to refer to their D or F class property since its a classification with no real borders.At the end of the day, building a model and throwing some numbers in is easy.
