If I was in that type of situation however, I would probably need to find a way to obtain a W2 job that can provide an income to help fund my real estate investing but I would need to get creative with the types of jobs and know that these jobs are a temporary discomfort (food service jobs, customer service, in home-supportive services for developmentally disabled).

@Derek Leblanc,the seller needs to either, know, like, and trust you before you will get what he or she feels is sensitive info that you are asking for, or they need to have their hair on fire and are extremely desperate to sell the property.Imagine if I asked you;"What's your Social Security Number, date of birth, Mothers maiden name and any medical Issues you have.Without the proper context, this would create discomfort, and come off as extremely invasive.

And, if I don't inform the lender about the option, that sounds like loan fraud.A sandwich lease option is sort of the ultimate in discomfort for me.But, I prefer a low risk path.
