States that are non-disclosure don't have as much public information and Zillow doesn't have access to non-public info for their analytics.

No disclosure on the sewage problems or any of the interior rehab required as all the BPO listed was a mere $3500 repair estimate for exterior cosmetic issues.An out of state buyer would have no idea that his $90k "bargain" needing minor repairs was actually a $10k property requiring major repairs that exceed the value of the property.

Even in disclosure states, sales data is not all reported to the sites so you need the MLS to be the most accurate.

Most companies would require this type of disclosure since its similar to what they are doingYes Chris I agree - I think if anything it's not illegal state-wide or federally, since commercial lending is NMLS-recognized.
