@Nicholas L. it does sound like alot but our logic is this simple buy properties with as many tenants as possible so if you lose one or 2 its not a major loss to the over all cash flow. and the house flipping is just for lumps of cash and something to be active in while the multi tenant units properties are cashflowing.

hey man, i was also fresh starting out and just want to say you should keep running different property over and over. i think about on my 40th or so i had one deal that the numbers were so DRAMATICALLY different than everything else Ive seen it lit a fire under me to go get it .

Try to buy on the fringe of the hood for the first one (by a highway, hospital, or school, well lit street, corner lot maybe) instead of right smack in the middle of the urban core.

After much reluctance I checked the pilot on the water heater and it was not lit.

To get the hot water tank re-lit again is another service call that charge goes to the tenant?

Yes, yes.... we've all seen the videos where someone lit out for the horizon, bought 200 doors in 3 years, and now they have a podcast.

What I do know is that I, and many others, take an exceptionally dim view of misrepresented offers.
