Don't forget to change all your faucet aerators and shower heads to low flow it makes a huge difference as well as far as water usage and saving HOT water. 

We are set to head back to Kyoto in a few months to start prepping the property ready for guests.

I live in the city and have a freakish map of it in my head that my wife is still shocked by when she gives me an address ("2100 block of _______Ave.?"

This is where keeping a cool head and using good negotiation skills will likely yield the best outcome.Good luck.
