They seem to be trying to use a PMC model designed for Class A properties/tenants for Class B, C and sometimes D.Can't use the same business model for all classes of properties/tenants.

The very first day that a tenant is late, a Notice of Default needs to be delivered to the tenant (you need a receipt of delivery; if you hand deliver it, place it in a sealed envelope with their name on it marked 'urgent/confidential' and take a photo of it placed on their door).

It may cash flow for a year or 2 but once things start breaking or something goes south with a tenant or it sits vacant for a few months, all of that previous "cash flow" is wiped out.The business model is a high CapEx / low cash flow business model relative to the value of the assets.Rentals are a great long-term wealth-building vehicle (appreciation, loan pay down, tax benefits, etc).Don’t rely on them to pay for your groceries.Sounds like you have a lot of experience in negative CF, and not in positive CF.

not in columbus ohio they don't care about the environment. we are building 7 houses at a time and there's nothing in the way all of this year. new deliveries and prices are very strong. maybe blue states but not something we have to worry about in our local market. land is a buyer's market in most areas too.

The Notice needs to be sent to each tenant by both proof of delivery required service from the post office as well as by certified mail to the last known address.
