The good side of the fence is on my side, its an old style fence (bottom 2x4 horizontal instead of vertical like is done now) and it has a mud board so the bottom of the pickets is the weakest point.I have taked to the tenant quite a few times and suggested things they can do to keep the dogs away.

Then next year, buy another until you've got a pretty nice portfolio going (or until your wife wants to settle down the white picket fence etc...)Then go conventional because you've been able to save money for down payments etc... and until you've accumulated 10 or so properties.

Pm me for actual numbers and even links if you like.You are right, though, you are seldom going to find a quad in an ideal, dream home, stepford wives type subdivision of white picket fences and Norman  Rockwell charm...The quad on quad street is no one's dream home, but if you have a good product at the right price, you may get dozens of calls ( I have logged a hundred in the peak season) for that clean but affordable humdrum unit on quad street.
