Just personally, I would never do an absentee landlord kinda thing....Too many moving parts, too much to go wrong and cuts into your profit big-time....Sentimental value is one thing, but not if you end up hating the house down the road.....Stay local, plenty of opportunities in good ole AZ.....

However, if it was a floating LVP floor, you should be able to relay the same flooring since water wouldn't damage the LVP flooring and you already have pieces cut to fit. 

I think you can go as high as 15% but it's cutting into your margins and depends if you are a GC yourself or not. 150k is close to a million or more.

I don’t want to just cut cost though I want to understand what I’m doing and be super hands on.

If the cost of rehabbing it is more than it’s insured for, they’ll just cut me a check for what it’s insured for minus the $2,500 deductible.

You need to get in touch with a lawyer as soon as you can and figure out how to cut off the tenant/landlord relationship.

Despite rate cuts, we aren't seeing the lending market agree with their expectations on inflation.
