The property taxes are reasonable and so the insurance (let's say $3000 for both or maybe a bit less)- Kansas (Lee Summit [MO] or Overland Park [KS]) are contenders as well where buying property is more affordable BUT property taxes and insurance, combined are $6K'ish, with better ranking schools.

I still contend most people can be found...but just because they are found doesn't mean they will respond.My Fear would be that if they are not responding now, will they provide lien release when paid on full?

@Ryan Blackstone This might be a dumb question but when it comes to buying from wholesalers or off market do you generally need to make cash offers to be a contender or can you finance them?

I'm sorry you got sucked into that thinking it was a legitimate real estate course, you'd be better off forgetting the old rent/lease to own concept as now you have Dodd Frank to contend with, that's federal law.The only way you can hold on to a property is by not selling it, so are you saying your tenants can't buy?

I contend that for some properties, curfew like rules (e.g. regulating unattended minors) as spelled out in Figure 6-6 may be well received by tenants.

But you will get people looking at a worse property to achieve a percentage metric than translates into very little marginal income.Tip: If $20 per month represents such a material change that it would sway a buy/no-buy decision...don't get into real estate :) You will have WAY bigger issues over the years to contend with.
