You want them all to be able to communicate well with you and with each other.

This will consist of finding a good deal that requires some work and is below market value, and making sure your contractor is accurate with the budget and executes the work as stated in the contract.

The process can take client's anywhere from one month to two years of active and consistent searching, analysis and dealmaking to acquire the right home.

There are four key principles that guide me:- Consistency is everything- Never stop learning- Take Action- Value relationships over everything else1) Consistency is everything There are multiple things that I do every single day- Read – 10+ minutes.

You want a platform that has built in TCPA protections as well as a multiple communication channels besides voice such as SMS and email.

I’d say if you did 2 or 3 smaller MF deals on your own and they went well, I’d say you are qualified to raise capital to buy properties similar to what you have already bought yourself.2 or 3 smaller MF deals does NOT qualify you to raise capital and buy 150 unit deal.I believe in step by step progress slowly and consistently working up the ladder towards bigger deals.

And while nothing is foolproof the most consistent method of finding good vendors is relying on OTHER real estate investors that have worked with those vendors. 

I also diversify into alternative real estate, like self-storage, to stay ahead of emerging trends.I’ve learned valuable lessons over the years, particularly the importance of clear communication and aligning expectations in partnerships.

Transparency, regular communication, and clear milestones have been critical to making this successful.For those of you who are considering working with private lenders or want to improve your deal structure, I hope this gives you some food for thought.
