Many people don't buy because they are concerned about this and that.

This concerns me when you state it is cash neutral because if your underwriting is like most newer RE investors it would mean you are cash negative.  

I would ask that you contact me directly if you have concerns about me rather than going on Bigger Pockets and putting out defamatory information like you did.

They will let you know what you can and can't do without a permit and what you are able to do yourself within the scopes of those permits.My concern is because this is a rental, if you do anything that is not to code and the tenant reports it, you will likely have some much bigger issues to deal with.Given you note this is major rehab, I tend to lean to hire most, if not all, out.

My main concern is maintaining a good relationship with the relocation company for potential future stays, as they were very understanding and realized it was due to asthma issues (I have not worked with the company before).I would appreciate any thoughts on how you would proceed in this situation.

Talk to your insurance provider about your concerns and they can recommend the right coverage.
