My thought, or hope, is that if the area is composed of good construction and a good location (by location I mean proximity to down town or some other place people need to be at-not locations as in "this is a nice neighborhood")then property prices will at least keep pace with inflation and probably do better if the area is currently depressed (undervalued).I am not going to wait for the profits from my first house to buy my next house.

The other thing we have here in the US is the Tri fico credit system composed of Experian Equifax and Transunion.

All this other business about the percent of your revolving credit or percent of your credit composed of student loans is irrelevant provided your credit score is high enough.

The HOA board would normally be composed of a few motivated individuals that are willing to serve and are elected (or chosed by defalt) by the rest of the owners.

If you get flustered, say you have another call you have to take and put them on hold and compose yourself.

I have tried searching quite a bit but most of the ones I find seem to be mostly composed of people with little or no experience (ie, NYC FLIPPIN - meeting location: Jason's basement friday nights, brooklyn) Not that I'm trying to be a snob but I want to try to reach for a group that's very professional so I can learn things from them, not surround myself with peers who have no real experience or wisdom and have the same questions I do.Thanks!

We self-manage and I do most of the maintenance work.As I see things, the overwhelming reality of western PA in my rental market segment is that small outfits like ours are almost exclusively composed of greedy and stupid landlords who routinely lie to, steal from, and cheat their tenants as a matter of course. 

Property is 39.0 acres composed of 27.5 acres of dry land (not flood zone) and 11.5 acres of wetland.

It is also composed of hundreds of real estate investors, the best of which are the two leaders, Lon Welsh and Charles Roberts.

So Philly is a city composed of individual micro markets that vary from neighborhood to neighborhood.
