Lots of other great commentary in here, one thing I've found is that loopnet is a lot more useful if you set up a custom search for "newly listed within the last week."

Soresen's commentary on the topic, but I think it would be quite a stretch to find applicability here.  

I just laid out my actual 1099s and the ask price with projected closing costs while abstaining from overt commentary other than the silent part which is that the S&P beats SF homes within the boundaries of my real life example.The accidental study here is psychology.

While I have not done business with him, I have heard stellar commentary regarding his services.
