So after being laid off a few times in the last 8 years I decided to get back into investing but this time focusing on buy and hold multi family real estate so that I could built wealth that could help me retire my wife who just had a long battle with cancer and survived , but is now back to work, and I want to give her a relaxing life free of all the stress of the world (by the way did I mention she is also in the mortgage lending field) so that explains the urgency to retire her from w-2 work !

We're not curing cancer; it's just buying real estate, doing some basic math, buying some furniture and kitchen utensils, maybe getting creative with some amenities, and listing properties on STR platforms...it's daunting when you're new, certainly a grind to get started, but it's not a mystery or puzzle to solve.

@Ryan Knoetze As far as I know, these are the areas (in red) https://cdn2-img.pressreader.c...I just read some news saying they are now allowing new AL licenses BUT only for 5 years, after that they will re-evaluate them and decide wether you can keep them or not.Also, regarding taxes, if you apply for an AL license you should declare your rental income under category B, this type of activity receives a special treatment under the IRS and tax is calculated on sales, in other words you are only taxable on 15% or 35% of your invoiced income, depending on the way your business is structured.Capital gains are not charged if the property is more than 30 years and you refurbished it or if it is located on an urban rehabilitation zone.
