Your doing everything but plumbing, and burner, so just hire someone, 

All new insulation, electrical, plumbing, drywall, new water heater, pump, burner, etc. etc. etc. 

You can either put the signs out on Friday anytime after 5pm and take them down Sunday night(that's when city offices are closed. most cities have ordinances prohibiting bandit signs.) or you can leave the signs up, but use a phone number that can't be traced to you like a Google voice or Burner number.Also, you can hook up with a Real Estate agent, have them search the MLS for properties that have sold in the last 3-6 months and were paid for with cash.

Also a couple of the burners won't light without holding a lighter to the gas.

Put them up anytime and use a Google Voice number on them or a burner number.

Use a burner number, Google Voice, or Sideline number so it can't be traced back to you.

If a gas stove, do any of the burners not work?

The 3rd was an unexpected windfall, as I was able to increase rent by $900 :) Plus I have a new major renovation just about done, plus have another building recently emptied of old tenants, with medium renovations on the front burner.

I got into this situation because we have never used outside funding, we have only used profit from our other properties to fund rehab, but due to round 3 with cancer we had to put it on the back burner for a short period of time.

I'm currently using a chain but I'm starting to think that my property is being placed on the back-burner..
