When things go wrong, sometimes the work is not up to par with standards in the industry while other times there are blatant violations of the building, fire, or zoning code.

And this problem is so pervasive that this elitist political class is now blatant in there stance and actions, doing it arrogantly, ramming it down everyone's throat and saying how grateful we should all be for it and demanding we all accept it as requisite responsibility for such. 

@Brian Plajer - while this offer may sound very helpful, it is a blatant violation of BiggerPockets rules against self-promotion that specifically PROHIBIT offering services to investors, publicly or privately. 

No auditor will look at every transaction, but they pick a fair number to try to find any issues, as well as review the General Ledger entries, bank reconciliation reports, etc in an attempt to find any wrong inputs, or worse, blatant fraud.

And don't be dumb DON'T sell em with tenant in, wait for move-out THEN sell em to get FULL retail, that's just simple basic stuff, i don't know why I have to call out the blatantly obvious. 

I honestly don't think there are many blatant fair housing violations out there, but the real challenge isn't whether or not you violated those laws- it's proving that you did not that will be the problem. 

They have a blatant conflict of interest.

I have studied the rules and even taken a class.There are rules that must be followed and if you do you'll be fine.The people I have read about that got in trouble were blatantly breaking the rules.

So I get it when I hear someone say that they cringe when they hear BP podcast hosts or big personalities hawking their programs, books, learning programs and other items in either a back-door or blatant way.
