The AZ Landlord Tenant Act doesn't specify a mandatory minimum temp that must be attainable.

The company offers what they call "attainably priced" apartments, arguing that their rents are lower than market rate.

They even have classes and designations you can attain to set yourself apart from other companies.

I personally think Real Estate Rookie provides a clearer road map for your first investment property in situations that are more attainable today.

Investors are tripped up when the prior owner changes the use without permitting the changes and in those instances a rental license is not attainable for the new unit counts.

However, 5-10yrs down the line, that 1% rule may be very easily attainable.
