I’d approach this like an SEO challenge (I use this strategy to get nearly 100% occupancy in San Diego (in winter) Airbnb’s algorithm is designed to maximize their revenue, which means they prioritize listings that perform well.

Are you better performance wise?

The cash flow from the properties I am looking @ are low..The buildings are all under performing on what they could potentially get for rent..I see a lot of room for growth and cash flow on these properties, especially with two major projects in the village getting ready to be completed -more jobs and more foot traffic to Main Street are on the way..Carbon copy of Hudson and early 2000’s... Advice, buying a building that wouldn’t maximize for 15 to 24 months ??

There’s no chance I would trade my 10 well performing homes for 50 or 100 homes to get the same income before the increased taxes and repairs/vacancies, etc etc.

have a rental (multi family 2-4 units) needing major rehab. interested in learning what work can be learned/performed easily and what needs to be hired out to a contractor. recommendations for learning resources for DIY rehab (good youtube channels, etc) would greatly appreciated!

If I were to purchase an Airstream to use as lodging while I travel across the US to my rental properties, make repairs, and perform lease turnovers, would I be able to not only deduct fuel and campground costs but also depreciate the purchase price across 5 years?

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!
