Given that  you will have 5% into it then the ROI could be astronomical, if rents go up nicely and also the prices go up nicely too.

I often like to think of extremes to put it in perspective - if 100% financing was available, everyone and their brother would be buying up property and the prices would be astronomical.

I have never tried that method but I would assume that the sheer amount of effort required to call enough people at random to generate a sufficient number of actual leads would be pretty astronomical.  

I do think we're going to have a rough market for a while until property sellers realize they can't sell at the astronomical prices they have for the past few years.

If the number is astronomically large, it could be due to you not having that mortgage hence less expenses against your return.
