.- don't get too hung up on the details here. if you're underwriting 25 similar deals in one market and they don't make sense, you have to change your plan somehow. don't keep looking for something that's not penciling out. do what you have to do to tweak your buy box & be ale to make solid offers within the next 2 weeks!

@Scott Goulet For insurance placements sites like ALE solutions can be a great way to find insurance placements.

There is a ton of buzz about being an ALE Partner.

I have two MTRs in Philly where we've achieved 4x long term rents for the MTR rents after signing with ALE Solutions. 

I would document the interaction by taking notes on what was said just in case a LE agency calls you to find out what this guy is complaining about.

I believe they are Lowes in house brand.I use the same lights in 21.65 inch, item #0442144 with 2400 lumens in my garage and back patio.The line is dimmable and great with a LED compatible dimmer switch.They are fairly cheap in my opinion, especially if you're replacing the fixture anyways, and considering longevity of LEDs.
