So you are looking for the cheapest but putting in things to attract higher income people (electric car aficionados).Seems like you might want to think about what is most attractive to those with electric cars, which indicates they are not shopping for the cheapest.The cheapest rides the bus, or drives an early 90's car (when it runs).You might want to also consider the surrounding neighborhood for desire by these people.Do many electric car owners want studios and 1 br's (???)

I too have no TV.Ever since Friends went off the air--there seemed to be nothing of interest for me on TV.Anything I want to see, seems to be on YouTube.Re the STR, some people LOVE Sports and not having a TV seems like it would cut down on the number of people who would book, All Boomers and sports aficionados or CNN news junkies.Some people live to see the next PGA or NFL production.While America watches Dan Rather and etc...I am immersed in the internet....Just my 2 cents.

Interested to learn about portfolio, finance and tax optimization; creating leverage (without exposing the family), etc. and exploring cross sharing/mentee/investing possibilities or just sharing a laugh or a drink with fellow real estate aficionados or enthusiasts.Not soliciting specific help.

You've got a built-in community of customers, partners, property finders, financiers, and ultimately, real estate investors and other similar aficionados in the niche.
