Currently you will need hotel license in Japan except Ota Ward (Tokyo) and Osaka.

Googling one owner at-a-time, FB'ing them, tracking them down on LinkedIn, et al, is a mind-numbing task, with some owners taking days to track down to some small village outside Tokyo (actual example), or staying awake until 3AM so that I may possibly catch the owner right before their lunch break, halfway across the globe.

Susan, property prices in Tokyo are down about 75% in the last 20 years.

The property value on each has appreciated by over $2 million and he feels pretty smart about his investments and has tried to convince me to buy something there.But every time I look at Singapore property prices, I am reminded of Tokyo in the late 1980s.
