I would compare my return with any market, anywhere but 1) this is a different San Diego market than the one I have been so successful in 2) while I am a big fan of leverage, I am not a fan of over leverage.

I wouldn’t be opposed to switching banks since mine merged and I’m not a fan of the new bank.

I’m also a big fan BTR developments, especially horizontal apartments.

Job included inside work of leveling floors, installing flooring, paint walls, kitchen cabinets, etc in both units, as well as lay a new driveway, fence the back yard, provide attic fans, and install electric to the crawlspace to add lights and a sump pump.

There are circumstances that having a low downpayment is beneficial, but personally, I'm not a fan of PMI if you can afford the 20%.

I'm a big fan of lakefront properties as vacation rentals, and the area these cabins are in is popular for tourists, so I felt confident in the deal.How did you find this deal and how did you negotiate it?

We have even first-responder equipment ready (carpet fans, dehumidifier, puddle sucker pump etc) to deal with the issue quickly and curb the damage, before we get the contractors in to do the repairs.

It gives you the power of a professional real estate bookkeeper but it's simple enough for someone who is not a fan of bookkeeping to stay on top of things because the User Experience is well thought out.

Hotels are definitely not fans of STRs but it is regular people and safety officials that are pushing for these regulations. 

I'd love to hear others' opinions on this but I am a fan of making the house as attractive as you can to a potential buyer, even if that adds cost.
