Who is using marketing companies for Seo and paid google ads?

So I am thinking my next move since I don't like how well the mail performed,  is to try SEO.

Lots of people focus on "SEO" to get new leads first... but really the only SEO anyone should focus on first is ranking well for your company name and brand searches (like "[your company] reviews").

When done right, Facebook can go neck and neck with any other lead-gen method out there.If you have the ability or the budget, building out a proper SEO strategy should be a top priority.Google PPC is highly effective but the truth is most investors without a hefty advertising budget can’t or shouldn’t spend their dollars there.What are you doing right now to generate leads?  

Consider the ones that paid $20k - $40k on their credit cards for the full mentorships, spent thousands more on data sites, thousands more still on direct mail, email blasts, then even more on SEO and SEM.  

In addition to setting up a website and dominating the relevant SEO, I'd add the following tips:Assuming you have sealed deals before, try to trace a profile of your audience.

You can drive for dollars, go after pre-foreclosures, distressed sellers, PPC, organic search SEO, MLS expired, FSBO's, r.e. agent network, estate and probate, on and on and on. 

Do they pay for vacation pay, medical insurance, workers comp, payroll taxes, PTO & holidays, ongoing training, trucks & commercial vehicle insurance, liability insurance, admins, marketing, SEO, liability insurance, bonding fees, licensing fees?

I’m hopeful going into this slow season  because I have traction and great SEO optimization but can’t give any sort of projection at the moment. 

In addition to looking at their reviews, see who wins the SEO war if there are multiple PMs with direct booking sites.Google the lake name + cabin or rental house and see who pops to the top.One other question I like is "What makes you different?"
