Does the tenant have any rights to retrieve property if he is beyond the lease?  

The insurance compant isn’t going to cover them or you and you don’t need the liability or worry of that dog biting somebody especially that young kid living there .Not sure where you got that nonsense info, but actually, Labrador retrievers are the most common "attack" dogs.

I had a tenant drop a cell phone beside the stove and the only way to retrieve it was to pull the stove out of it's spot.

Intercoms with the door buzzer thingy.Especially for young people because:A) - they hate to go out and buy stuff they prefer it all arrives at their door in a big brown truckandB) when their stuff does arrive in the big brown truck they hate just a much having to answer the door or go down the stairs to let the guy in and to retrieve their stuff.They basically want to be able to order bubble bath from their bath and have it delivered right to them there in the tub.Adding the intercom/buzzer system if not already there does justify an nice rent bump come renewel time.

First, the tenants were less than diligent with pulling cans out, and worst in retrieving it, cans roll around the sidewalk for days.

You dont see alot of collie or retrievers  dog bites ect..... and they do happen alot, they just arent in the news !.....
