Also, if you have AD orders for a year to someplace (Eglin/Hickam if AF, Scofield Barracks if Army) then you could use the VA loan to buy a property there which you convert to a LTR/STR when your orders are up.

If you believe rates will be lower in 5 years 5/6 ARM is not a bad option, and I know some lenders have rate reductions if you go 5/6.
