They have completed a few affidavit of heirships but have a few more that need to be done but the heirs don't know a lot of the info ie marriage date/place, date/place of death.

You should just get started; don't get into analysis paralysis trying to find the perfect strategy.The only downside here is that you will be doing a lot of moving, so make sure the family is on board, or else after the second move, you may be spending all your profits on a marriage counselor... just kidding.

We have found that finding an investor-savvy agent to buy property on market and a solid wholesaler to buy off market properties is the perfect marriage to find deals. 

Because households are smaller today vs 20 yrs ago due to delay in marriage and child bearing smaller units are in more demand because of need and affordability.   

Maybe all that at once was the last straw for your marriage.  

Its like marriage do a few deals and then settle for one.
