I used to do grace periods until the 5th, but everyone ended up just paying on the 5th...When a tenant balks about the late fee that I enforce, I remind them that giving their landlord attitude or lip about late fees they agreed to in the lease when paying rent late, is not in their best interest...And yes I've done this...Post 3 day notice to pay or vacate as soon as grace period is up.

Remember that you need to put in more then you take out, fill up your partner's love tank and I hope that you leave Detroit many years from now as a guy that made a fortune at a time that others merely blushed and dated a better looking suburb.

And while I believe most lenders tend to the ethical side, it's the people who aren't that force us to create rules/regulations to protect everyone else.There does seem to be some nick-nack fees there, but all told, at that rate, it seems like you should just zip the lip, grab that cash, and RUN!

At first blush, donating housing sounds like something you might be able to claim, again, as a donation- not as the church operating the multifamily- but even as a financial planner tax rules make my head hurt so please talk to a CPA before making any promises
