I prefer the forum used for investors with actual questions.I am not a fan of what you call reverse trolling.I am not a fan of posts in the forum which have no questions and are basically blog posts.

@Kash Tacke I'm a big fan of ADU's in general especially here in the mid west, yes you could potentially be on the front of the wave, but housing density is the solution to the affordability issue, anytime you are investing with affordability in mind is a great strategy to me, and sound like there are some incentives or at least supporting winds form the local city, that in itself seems like it would be worth at least approaching an architect or contractor to bid up some plans or concepts to take tot he city.

Appliances look nice until the pet hair destroys the fan on your nice stainless steel fridge and you are out another $1k+ to replace it... 

I'm also a big fan of backup/contingency plans.

For property management, I am personally a fan of managing your first property (with proper education or mentorship before beginning) since this is where you will learn first hand what is required in managing a tenant.

That's why I am a big fan of financially having a base and knowing what you are buying.

Not a big fan of LTR furnished units, the additional wear and tear isnt worth it in my market and of course smoke smell can be hard to get out. 

Everyone will have a different opinion on this but personally I'm not a fan of new construction.

I am not a fan of Airbnb's tool.
