I am expecting to do 3-4 deals per year until I get to 20 properties or so and then snowball the debt so they are all paid off by retirement. 

Or can I get the Costco brand items?? 

I scan and upload all receipts, documents as I get them throughout the year.

I understand the risk it comes with if I have vacancies, but I do have a couples of months of mortgage saved to use in case I get stiffed.

I get a lot of requests for people who want to hold a wedding at our houses.

I am a realtor and wholesaler, and I get some buyers looking for owner financing, some sellers need/prefer getting cashed out and there are some lenders I work with who can provide the financing however they run out of funds sometimes.

As a beginner investor based in the Seattle metro area, I'm eager to learn from your experiences and share my journey as I get started in this field.My current strategy is to focus on live-and-flip for the first three deals (looking for my second deal) to gain hands-on experience while building equity and learning the ins and outs of renovation and the local market. 

I get calls literally weekly begging me to take the $ on various lenders of these. 

I guess that’s what I get for telling them what HELOC was for.
