Yeah, various factors kept adjusting but for majority part it was the same sport. 2020, everything changed.

The city itself is established, older neighborhoods, better city amenities (museums, arts/music etc), more pro sports, more hills, bigger river, has a streetcar, arguably better nightlife overall.

This is a team sport.

My thoughts were that Miami has every sport possible, which drives traffic in.

It's like the old sports car is better than pick-up truck - depends on what you want to do.

Phoenix is a great market for STR's with the great weather and the amount of concerts, sporting events, etc that take place here.

Abandon the Peurto Rico dream for now and look at more realistic/beginner friendly areas that still sport a large latin influence and strong rentals, like Florida (I've looked a little bit outside Miami..Boca Raton, Tampa, West Palm Beach, etc). 

Stop hanging out with your deadbeat buddies who spend all day drinking, talking sports, and otherwise wasting away.

Outside of real estate, I enjoy Working out, training my German shepherd, and traveling with my family.

As we all know, Real Estate is a Team Sport.
