If you buy a modular you can buy the units completed but there are lots of hidden costs such as: dumpster fees, onsite bathroom for workers, excavation, driveway, foundation, utility hookups, landscaping & sod or seeding.

By the way your post was written it almost seemed like there was a rush to spend all of your 1M seed money in a relatively short period of time.

I use it with spinach/kale and all kinds of fruit, some almond milk, water, frozen mango, sunflower seeds and half a spoon of Rockin' Wellness....yum...and so easy to make and clean

@Gino Barbaro I believe the seed is set early and fostered via our education system, which by design is built to produce "good consumers and employees". 

I use SFR as a seed to grow into multifamily, where the unit numbers can help absorb costs.But, back to the main question, NO, it's not a myth.

They ask us to step in for everything from a lightbulb to grass seed to whatever.

Thanks to a successful reward crowdfunding campaign, we have raised the necessary capital to seed the project  and are on track to build an additional 6 units what is likely the first lodge in the US funded by a reward-based crowdfund.

If , for example, you offer  90k without talking to your agent and after the fact your agent finds that an offer of $80  appropriate, you already planted the seed of 90k in the seller's agent's mind...

That has helped tremendously over the years as I built up the seed capital to get rolling.
