@Preet Oberoi,I would strongly recommend that you look to partner with someone who has experience in this. 

So I missed out on taking a year off with my wife and kids and just fully enjoying the time we could experience together. 

I have searchd the forums but couldn't find much about Boostly.  They have nice looking direct booking sites, but I'm more curious about their digital marketing training and crm software included with their package.  ...

They are connected with NetWorth Realty. i am considering them for my first experience with hard money loan and thought i would get feedback

Check out this recent thread on LLC’s, it’s pretty eye-opening that of all the very experienced investors on here, with centuries of investing experience combined, the consensus was that LLC’s are not needed for most investors:  https://www.biggerpockets.com/forums/926/ Of course gurus will tell you that you need one before you even have a single property, because it makes them sound smart.

He knows his stuff and is really good at making IG videos: his brand is a very clever mix of being super humble, telling everyone profits are less than you think and then flashing some fat $$ he made by selling to his investors.

Anyone with experience on this? 

I'm a retired CPA, have a master's in taxation and have over 30 years experience. 

From owning this property, I have learned so much and overall it has been a great experience!
