I love the concept but not sure if it's worth partnering with them or doing it yourself and keeping all the commission.

Usually its because there is a lot of debt risk. when interest rates went up a year or so ago I lost over 300k in sydication projects I was a part of because I didn't understand this concept.

I sure like the concept though.. and I bet its fun.

I understand your concept, but it appears the terms, lender and investors, are being used interchangeably.

The term ADAPTIVE REUSE 2.0 is not a new concept but a new focus.

So, for anyone who wants to go into real estate primarily for cash flow, they have not yet understood the concept! 

Cash flow seems like the obvious one but I'm struggling with the concept of building equity at expense of cash flow. 

There are many problems with the concept which you have not bothered to address.
