Might be an additional cost there.If units are updated, capex items look good, leases and tenants look solid, and there are no other regular expenses besides the 5200 in insurance/property taxes then I like this deal.  

I looked into the maintenance option years back to discover a trend of:  apx. 8% monthly fee which only included rent collection (everything else from maintenance to turnovers etc, extra, and poor reputation on repairs.)

As Michael mentioned you just need to respond to the IRS and state this is what you're doing.

Their behavior definitely got worse during this current, second lease term.

One thing that I REALLY hate is that most of this Lawyers have great structures and setups...but very expensive packages that include entities that are not necessary.More info tomorrow.

You can easily do this on a spreadsheet, and it will take less time to track than finding and learning new software.

We have been in touch with a few investor realtors in the Knoxville area, which seems to be largely discovered now.

I hear so many things from door knocking to contacting your circle of influence but lets be realistic there is tons and tons of tools that make outreach way more effective.What would be a good way to market to get 5 listings this month?
