@Christian Bors  One size does not fit all  that's for sure.... this is one of the few industries were I can see someone with no real capital ... but will work their tail off can realistically  make 100 to 200k a year in the right situation...

Very rarely, those cases happen due to some fat tails event-- recession, war, pandemic, etc.

DSTs aren't successfully raising millions of dollars because they are great investments, they are successful because they help their investors defer tax.This is a classic example of letting the tax tail wag the investment dog.

Granted the duplex will throw off more cash but you'll work your tail off for that.

First of all, you are only paying off the tail end of the loan.

Heads you win, tails you win.

After reading through so many replies, it  seems that with most syndications the GP has it where heads he wins and tails you lose.
