@Colby Burns  Agreed regarding the PM side with them (A member of my spouses family had a horrible experience with them)  Regarding the construction side, I cannot speak to. 

Hello, BP famI wanted to share some of my research on new construction data in Maricopa County over the past 3 months!

Commercial acquisitions or new construction?

The average sale price for all new construction homes in the Charlotte region was $488k as of December 2024, so nothing less than $1 million is 100% false.

This may be my first rodeo in flipping but not my first rodeo in construction.

I do already have a construction crew run by a friend who fixes anything that needs attention before renting out.

So for the first property which will cost over $1 mil to construct, there will be stacked loans, essentially $280K will come from loan assistance program,( the name is not correct but the same idea).

I’m looking to invest in nearby areas, focusing on fix-and-flip projects and new ground-up construction.

The motivation is not necessarily to scale into larger opportunities but rather to achieve better balance and also optimize the performance of the projects and types of projects I currently pursue.I have no shortage of individuals who possess specific skill set who would want exclusive rights to that particular service vertical in return for contributing capital and a partnership interest (construction background and wants to take over all construction duties or someone who is a sales broker and wants to list all of the properties etc.)

I've been receiving more quotes than in the past containing endorsements excluding coverage for condominium/PUD construction.
