So my gut feeling just based on what you said would be to get it "freshened up" (6 panel doors, some nice paint, replace some carpets, remove clutter, heavy cleaning, clean ducts) and get as much as you can out of it.

I'm just afraid that it might overly clutter the ads/signs/letters if I need to adhere to the strict guidelines set by the Real Estate Commission around advertising.I will of course speak to my broker about this, but wanted to check what others have done.

House is not cluttered and everything was put away, but there are food crumbs all over the floor and the steps are full of debris like they haven't been cleaned since they moved in.
