However, I’m wondering if I need to engage an Attorney a borrower has missed a payment and it’s time to send a Notice of Default.Must the Notice of Default (NoD) be a letter sent certified mail or would an email sent to the borrower notifying them of non-payment be considered sufficient as a Notice of Default.

There is a way of waiving the account at the state level by certifying certain practices but it's more trouble than it's worth and easier to just keep an account open.

Unless the Seller is certifiably insane, they'll add a clause to the contract that the bit coin will be assessed at the time of closing and the present value applied toward the total purchase price that is denominated in USD or some other currency.

If they can't do a money transfer directly to your bank, have them send a certified cheque using registered mail and signature required (they could send it to your work if you don't want to use your home address).
