In order to get the economy humming again, something has to give.Given we have been pushing our back against the low to deflation environment, the aristocrats will continue to look for a home with relatively secure yields, and real estate has been known to provide just that.  

I also invest in dividend growth stocks (mostly Dividend Aristocrats) in a Roth IRA.

Comparatively, Stock market is almost no work.Putting $5M into a diversified portfolio or a set of aristocratic stocks with good dividends will pay you a health living stipend.

Speaking to that, in the stock market, investors mitigate risk by investing in dividend kings/aristocrats, broad market etfs, and staying long in the market.

So with patience, the low risk low cash flow investment, will cash flow a lot more over the course of time as rents there grow...just like a Dividend Aristocrat Stock that has a very low initial yield, but the yield on cost grows every year and eventually, you get higher dividends than in a high yielding stock.While Baltimore and DC are geographically close, they are on opposite ends of the risk spectrum.Baltimore (High Risk)  ______________ Washington, DC (Low Risk)

As always, I’d recommend investing in an ETF consisting of mostly aristocrat dividend stocks and holding them forever but I expect market volatility for the foreseeable future so it will be a stressful time for someone with limited experience in the market for sure.

Are you willing to bet on a riskier investment that potentially has higher returns (like a new tech stock) or do you want something that provides consistent income with lower risk but less upside potential (like a Blue Chip Dividend Aristocrat)?
