Effort is still required to communicate with the Craigslist advertisers, but having software to lift the deals out of Craigslist would surely be worth $1,000.

We have had an equal amount of rotten apples in both tenant pools.

@Kyle Carter People hit on the obvious, hype and excitement of a large name company like apple moving to an area. 

I would say as an agent if a property is in a rough area I don't put signs since it can attract those bad apples or get stolen. 

That's comparing apples to oranges.

If you are really good, you may be able to find something that gets you to 15% without value add or heavy lifting.
