You're a big helper!!!!!!!

I had a girlfriend come stay a few nights to avoid that. bosss got mad and fired me cause his new helper had nowhere to go .. rent is due tommorow, the landlord , my bosses friend showed up lastnite with the local police, told me " the lease is expired , you have 30 minutes to vacate the premises, or you wil be arrested for criminal tresspass. the cops backed him up ..

we ourselves did the majority of the work with a few helpers, and I think it came out great!

Cozy has the option to receive in 3 days instead of 5 but charges 2.99 per unit per month which I don't see as worth it.For other options, Mass Landlords, the local advocacy group in here recommends Rent Helper especially for downmarket renters. 

As I look over at my helper , HOOK UP THE CHAIN AND DRAG THAT POS DOWN THE ROAD .    

If they were SF properties, I'd probably place the tenant and use a service like secure pay one or something else that is not a full service management company but still a landlord helper.

Some information I've read implies that we would be considered a partnership, which may have drawbacks to one sole proprietor, and one of us more of a part time helper.

However, this has historically never worked out well.My husband and I used to be bleeding hearts for some of these types of "helpers", but after we discovered 1 living in one of our projects (explained why he was taking so long to finish), and 1 who hired his wife and her friend to be his grunts (not the best idea for manual labor), and 1 who brought his dogs (yes plural) to our flip project where everything was sparkly new...and then wasn't because dog slabber was the new finish....we decided that we needed to save our bleeding hearts for passion projects that didn't involve our RE business.  

One of the important things is that I think its owner occupant helpers and guarantors.
